I’ve been getting a lot of questions about inventory lately and how different markets are affected by both current market conditions and seasonally.  Here are three examples close to home for market inventories that are behaving quite differently.  I’d love to hear your thoughts…

 

Here you have a perfect example of seasonal swings in Rancho Santa Fe – This year (BLACK) there has generally been more inventory than last year (ORANGE) and that has stayed fairly consistent in the Ranch.

 

La Jolla is very similar to the Ranch in that you are seeing season change with one notable difference in that this year (BLACK) we’ve seen a trending dip in inventory since October versus an trending rise in inventory last year… There is still more inventory in La Jolla than there was this time last year but the trends are completely different.

 

 

A third look at nearby Del Mar which is drastically different that either La Jolla or Rancho Santa Fe in that the inventory this year (BLACK) has actually dipped below last year inventory numbers (ORANGE).

Working with Michelle Silverman on Blogging today in La Jolla… here’s something we found using Altos Research

What’s interesting about this is that the lowest quartile (see red arrow) in Point Loma (92106) is trending more towards a sellers market while the other quartiles have remained relatively stable.

Took this snapshot with Rosie Poole while looking at different markets in San Diego and Orange County – Saw Encinitas and it really blew me away – Price Trends have remained somewhat stable but what really jumped out at me was the percentage of properties with a price decrease.  Below you’ll see price trends for Encinitas

 

Again listing prices have “stabilized” for Encinitas but that is very different in nearby Solana Beach

 

As you  can see Solana Beach Listing Prices has seen a fairly steady decline in the past 6 months or so.

Great data and market trends from Altos Research and a very cool way to use your market trend reports with some very easy tools… this post took me 7 minutes to create – do you have 7 minutes to add value?

Heading over to Carmel Valley I thought I’d take a look at how the market is doing over there.  (taken from Altos Report on 11/23) Price trends lately seem to be relatively stable and trending up although the interesting statistic here is the percent of homes on the market with a price decrease at 38% - Wow.

And I took this little snapshot using Jing (www.jing.com) which I downloaded for free – super cool tool allows me to use the red arrows!!!!

Three-year data from a trial of 30 patients implanted with a bioabsorbable, drug-eluting coronary stent from Abbott are showing the promise of this alternative stent technology, according to a press release from the company.

Abbott's bioabsorbable coronary stent is an everolimus-coated coronary scaffold is made of polylactide, the same material used in absorbable sutures.  According to Medgadget and an Abbott press release:

The ABSORB trial is a prospective, non-randomized (open label), two-phase study designed to enroll approximately 130 patients from Australia, Belgium, Denmark, France, the Netherlands, New Zealand, Poland and Switzerland. Key endpoints of the study include assessments of safety - MACE and stent thrombosis rates - at 30 days; six, nine, 12 and 18 months; and two years, with additional annual clinical follow-up for up to five years, as well as an assessment of the acute performance of the bioabsorbable drug eluting stent, including successful deployment of the system. Other key endpoints of the study include imaging assessments by angiography, intravascular ultrasound (IVUS), optical coherence tomography (OCT), and other state-of-the-art invasive and non-invasive imaging modalities at six months, one year and two years.

The $7.4 billion global coronary stent market is dominated by $4.7 billion in drug-eluting stent sales, but as bioabsorbable stents emerge and are introduced to the market, expected as early as 2012, the market is expected to shift toward bioabsorable stents, which will putatively minimize long(er) term risks like late stage thrombosis.

In preparation for our blogging session – I thought I’d take a look in my own back yard and low and below – a really interesting trend we’ve been seeing in Del Mar (as a microcosm of the larger San Diego Market) is back in Oct 08 all quartiles (or all listed properties) had similar days on market values but as the market has shifted – all have increased.  The interesting (and some would say logical) thing is that the most expensive (upper) quartile has seen the biggest increase of Day on Market value.
