Majority of landlords who live outside London are not planning to expand their rented property portfolio until September 2010.
Figures show that as little as one in four residential Landlords outside the London area intend to purchase new residential properties over the coming year. This together with the scarcity in affordable loans is bound to have a negative effect on the buy-to-let market.

As house prices are predicted to drop in the latter quarter of the year, many landlords are resisting buying now in order to bag a bargain later. Economic indicators also point to the continuation of high levels of unemployment having a knock on effect in limiting the potential growth within the property rental market. This stagnation, however, does not seem to have spread to the London area as investors still expect prices to either rise or at least stay static at current levels.

According to research carried out by the Money Centre, a worrying number of UK landlords have not taken sufficient precautions to secure their investments and are - therefore - laying themselves open to potentially ruinous consequences should the worst happen.

Various UK agencies offer portfolio analysis review services to help investors to choose the right investment for landlords. With the positive outcomes for investors who have the resources available to conduct an analysis on property type, location and initial yields with specific focus on tenancy management and income – should these solutions reduce the overall risk for investors against any unforeseen circumstances.
